Questions about Tiny Houses in Spain? Answers to your FAQ’s
All these constructions are mobile, equipped with wheels, and manufactured in accordance with the European framework standard UNE-EN 1647 for caravans, motorhomes, and mobile homes. This designation aligns them with the concept of "movable property" as defined in Article 335 of the Spanish Civil Code. As such, These mobile homes are fully transportable in a single module without the need for prior dismantling and do not require anchoring to the ground. No permanent construction work is necessary for installation, and their location can be easily changed. This ensures that our focus remains distinct from that of permanent building installations.
Since mobile homes are considered movable property, they do not require a habitability certificate and are NOT eligible for mortgages. Additionally, they are subject to a standard VAT rate of 21% in Spain.
When selecting a location within a municipal area, we recommend consulting with the local Town Hall beforehand, especially when dealing with protected lands or specific municipal regulations. It’s important to remember that these homes are mobile assets, not intended for permanent attachment to the ground, and arrive fully assembled from the factory. Assembly typically involves unloading the home from the delivery vehicle and levelling it on the designated plot.
All tiny houses come fully furnished and equipped as standard.
Please note that the prices displayed on the website exclude transportation and VAT. These costs are subject to variation based on the selected house size and destination. The final price is contingent upon the specific project and will fluctuate depending on additional options chosen, such as outdoor patios, solar systems, and selections of materials and furnishings.
For pre-designed models like the AH1 (featured on our homepage), an initial price estimate can be provided upfront. However, for more customized projects or those with unique layouts and requirements, we can offer an initial estimated price. The exact cost will only be determined after the pre-project phase. Due to their current legal ambiguity, Tiny Houses lack formal recognition as residential properties. Consequently, obtaining a mortgage is not feasible by default. However, numerous clients have successfully secured personal loans.
In some instances, clients have sought financial support from their personal networks, including friends and family.
Despite these challenges, the vast majority of individuals finance their Tiny Houses independently, often leveraging the financial freedom it affords them.
A significant advantage of a tiny house is its independence from traditional foundations. However, crucial considerations include planning for transportation and ensuring access to your chosen site. It’s essential to confirm that the width and height of roads leading to your land are unobstructed by trees or bridges that could hinder passage. Additionally, assess the risk of flooding in your land’s vicinity. If your land isn’t level, preparatory steps such as compacting and levelling the soil are necessary to ensure the stability of your tiny house.
Each one of theses tiny houses is equipped for connectivity to electricity, water, and sewage systems. However, if these connections aren’t accessible or if customers prefer self-sufficiency, alternative options such as solar panels, water tanks, or septic tanks can be installed.
These Tiny Houses are engineered to endure diverse climates and temperature fluctuations. With five layers of insulation and two vapor barriers internally, as well as two layers of insulation externally, they are surpassing energy efficiency standards by more than double.
Moreover, each home comes equipped with air conditioning, powered by our Ecoflow Delta Pro solar system generating 4000 watts of energy. Combined with our Wave 2 air conditioner, consuming just 0.4kw/h, it swiftly regulates room temperature, efficiently cooling or heating within a mere 15 minutes.
Certainly, residing in a tiny house for the long haul is feasible. This choice can yield long-term savings and contribute to reducing your carbon footprint. However, for longevity, it’s imperative to ensure that your tiny home is constructed using high-quality materials.
Yes, a tiny house can be suitable as rental accommodation in Spain. Given the growing interest in alternative and eco-friendly lodging options, there’s potential for a tiny house rental to attract tourists seeking unique and sustainable experiences. However, it’s essential to consider factors such as location, local regulations, amenities provided, and target market preferences when establishing a tiny house rental business in Spain. Additionally, ensuring the tiny house is well-maintained and offers necessary comforts can enhance its appeal to renters.
